When considering the purchase of undeveloped land or a property with existing structures, a site analysis and feasibility study is used to determine what can be built on the property, what permits or variances will be needed, what are the zoning parameters, what other regulatory bodies govern the development of the property.

Based on the client’s goals and desires, local regulations, zoning codes etc.. Violanda develops sketches showing the potential for the property. Violanda has worked with home buyers as well as real estate agents and builders to explore the full potential of parcels of land and existing structures.

What can be built? What are the zoning limitations? How will the structure interact and impact the environment? What changes can be made to enhance the property? This process will help the client decide if the property is right for their needs and if it is worth the investment.
